Although the housing market is in a slump - Now may still be the best time to buy in Utah. There are a record number of homes on the market in Logan and throughout Utah, and there are a lot of really good deals. It is hard to predict when the market is going to turn around - however according to an article on MSN this morning the real estate market is beginning to improve.

Dow Up on Good Real Estate News
"The housing market got a small dose of good news this morning amid gloom-and-doom worries about a worldwide recession.
New-home sales rose 2.7% in September to a seasonally adjusted annual rate of 464,000. Economists had expected a softer 455,000 pace last month."
(however New construction home starts are still down which is bad news for Utah home builders - there are just too many new homes on the market right now)

Existing home sales are up
"One glimmer of hope this morning: Existing-home sales jumped to a 5.18 million annual rate, a 5.5% increase from August's unrevised 4.91 million annual pace, the National Association of Realtors said today.
While the sales levels are still deeply depressed from 2006 highs, the uptick shows that buyers are taking advantage of lower prices in many markets, especially in the West.
The median home price was $191,600 in September, the lowest level since April 2004 and down 9% from $210,500 a year ago. The median price in August was $203,100.
Southern California saw sales jump 65% from a year ago as prices fell 30% or more from a year ago. Most of those sales were of homes taken back by lenders in forclosures.
Based on the sales rate, the inventory of unsold homes dropped to a 9.9-month supply, down from the 10.6-month supply seen in August."

I grew up in Edmond, WA just north of Seattle. After serving an
LDS mission I met a Utah girl and got married. We decided that Cache Valley was the greenest part of Utah and that Logan would be the
best place and cheapest place to go to college. We had never
intended on staying in Logan or Cache Valley for more than 4 years
but we learned, as most people that come here do, that Cache Valley
is a hard place to leave. For those moving to Logan area I
hope you love it here as much as me and my wife do. We have
never met anyone that doesn't love Cache Valley.
Even the few people we know that have found a way to leave Logan,
Utah have said how much they would like to come back. So after
4 years I had started my own business and we decided to find a nice
quiet area in Cache Valley to buy a home. We decided that we didn't want to
live in Logan so we looked both north up to Smithfield and south to
Hyrum and we found that we liked Hyrum the best. We still
think Hyrum is one of the best kept secrets in Cache Valley and love
the community, schools and people in Hyrum. The home buying
experience was new to us and there were a lot of problems along the
way. Our real estate agent worked hard to iron out all the
problems and get us into our house. We wouldn't have wanted to
go through the home buying without him. We bought our home 4
years ago and that is when I decided to become a real estate agent.
