An appraisal is often subjective and will often come up with different values depending on the who ordered the appraisal (the seller, the buyer, the bank...) and who does the job.  Often your homes current value can depend on factors that an appraiser can't even look at.  Like what is the current competition on the market. Also appraisers often never see inside the homes that they used as comparables.

As a Realtor I have been in most of the homes sold in the market and know how they compare, I can also take a look at the competition and see how your house stacks up against houses currently on the market.
